Half way between the Marais and the Champs Elysees , VERY close to the most famous museum : Le Louvre, and to a spacious park : Jardin des Tuileries
A view over the Tuileries Gardens and the Orsay Museum located just across the Seine river, on the Left Bank.
Therefore it is also just a few minutes away, by foot, from the Left Bank : St Germain des Prés and the Quartier Latin, famous antique dealers of the Carre des Antiquaires (rue de Beaune, rue de Verneuil, rue de Lille, etc…).
And also close to the "Japanese center of Paris" : in nearby rue Thérèse and rue Molière, can be found a unique concentration of genuine Japanese restaurants (many other ones in Paris are in fact operated by Chinese people), with even a Japanese bakery.
Some Japanese companies also have their offices in that area.
About schools or Universities, just a few examples :
- Sciences Po (Institut d'Etudes Politiques de Paris) can be reached rather easily, either by foot in less than 20 minutes, in about 20 to 25 minutes with metro line 12 that stops at Concorde, not far from the apartment; door to door travel time would be less than 30 minutes anyway.
- The American University in the 7th arrondissement (metro Ecole Militaire) is 4 metro stations away with a line change at Concorde, starting at Tuileries metro station :
therefore it is about 20 minutes away by metro including usual waiting times.
Otherwise the new City bicycle system (called Velib) makes it possible to go there for free on a City bike.
- The International Fashion Academy (IFA) can be reached using metro line 7 stopping at Pyramides station, located just a few minutes away from the apartment by foot.
The area immediately around the apartment includes the very chic rue St Honore, with numerous shops and restaurants, the arcades of rue de Rivoli, which shelter the very famous and refined Hotel Meurice, and the greenery of Les Tuileries Gardens.
Nearest metro station, Tuileries (line 1), is very close. Within less than 20 minutes you can be at Bastille or Gare de Lyon on the east side, or at Champs-Elysées / Charles De Gaulle Etoile or even in La Défense on line 1
The apartment
It is a furnished and well equipped 25 sqm studio apartment, located on the 4th floor with an elevator. Access to the building controlled by a code, then a magnet key ( or an interphone for a visitor ).
140 x 190 cms double murphy bed (rotating up into, or down from, a cupboard) + a sofa-bed,
fully equipped kitchen with refrigerator/freezer, combined micro-wave/oven, vitro-ceramic burners, washer-dryer, dishwasher,
Wooden floor in main room.
Owner is keen on having an orderly/tidy tenant who will take good care of the place.
Availability
According to present agenda and subject to confirmation ,
it will be available on November 10th, 2019 for a renewable 12 months lease
for a serious and careful renter.
LONG TERM RATE
For a 12 months lease ( bail soumis au Code Civil )
(which may be renewed/extended if both parties agree),
the monthly rate is 1,310 € including rent and charges of the building (including themselves heating and hot water, therefore electricity bills are very reasonable/rather small), and "taxe d'enlèvement des ordures ménagères"
Additional costs include :
- electricity (reasonable ; adjustable monthly provision of 40 € )
- telecommunications (connection to Internet already installed : 35€ base fee/month)
- renter's insurance premium (depending on negotiation, estimated at 150 to 200€/annum)
- taxe d'habitation (if any would be applicable in 2020)
- reasonable relocation fee
Refundable safety and key deposit - Rent payment guarantee
- Refundable safety and key = 2 months of rent,
refundable at, or shortly after, the end of the rental period,
after deduction of compensation for any damages that might have been caused.
- Rent payment guarantee, as usual in France.
